Summit Properties NW never sends you a monthly bill. Summit's share comes out of your commission check at closing: 20% until Summit's share reaches the $16,000 annual cap, which resets each January 1. After the cap, you receive 100% less Summit's 1.75% post-cap fee, which covers B&O tax, transaction management and E&O insurance.
